STR demand risk: operational rent depends on Rio de Janeiro short-term-rental demand, which is seasonal and sensitive to macro and tourism factors. The Botafogo Privilege benchmark suggests 65-92% occupancy is achievable in this corridor.

Single-unit concentration: FIRST is backed by 1 studio. A vacancy or maintenance event affects the full pool's monthly distribution. Smaller pools amplify both upside and idiosyncratic risk.

Can U.S. persons buy FIRST?
Not in the primary offering (Reg S Category 3). U.S. persons can only purchase on the secondary market (Uniswap V3) after the 12-month distribution compliance period ends.
Can I trade FIRST on global exchanges?
Yes. After offering close, FIRST is freely tradeable on Uniswap V3 (Base) and listed on CoinGecko, CoinMarketCap and DefiLlama. Any exchange that supports Base ERC-20 tokens can list FIRST. Reg S Cat 3 imposes a 12-month restriction on U.S.-person purchases only.
How are dividends paid?
